You're correct, he has to give you 60 days notice for more than 10%. So if you go month to month, he can charge you $149 more for the first month and then increase it till he meets his target. At the same time he can give you a 30 days notice to vacate if you become a pain.

Depends on what your definition of *fair credit* is. If you mean a FICO of 500, you might have some issues! LOL If you have a ton of accounts in collections or over 30 days late..you might have a problem.

Why is your landlord repairing the bathroom? Is it old and obsolete? Is he spiffing the place up for you? Did you wreck the fixtures and he has to replace them?
If the fixtures are just old and are in need of replacing, then you might be able to negotiate a rent adjustment for the couple of days that you will be unable to use the bathroom. Two days rent seems reasonable.
If he is updating the bathroom at your request, then I think I'd forget asking for the rent adjustment.
If he is repairing damage that you did to the bathroom, then I would think that the less you said, the better!
If you think a rent adjustment is in order, I would sure contact the landlord before the work is done and ask if you can deduct two days rent from your next payment. Don't do this after the renovation.
If two days without a shower and toilet is the worst thing you ever experience in your life, consider yourself lucky!

You need to read your router manual. This is all done thru the router interface page. If you dont have the manual, download it from the mfgs site. Yes you may have to be directly connected to your router with a cat5 cable if someone set it up that way in the router settings.
